Philip, a young gay writer stuck living with his mother in rural Virginia, has his world turned upside down when his idolized New York grandmother dies suddenly and bequeaths him her crumbling beach house in East Hampton with a big debt to the bank. While crashing a fancy Hampton's party in search of cash, Philip meets Hunter, a handsome and enchanting painter whose mission is to land a wealthy older boyfriend to fund his art, and suggests Philip does the same. Our hero is torn between losing the house that gives him independence and sacrificing that independence to save the house.
